New HOA payment information

Expect to receive an introduction letter and payment options from our new management company, David Floyd and Associates, in the next few days.  Our meeting times have been changed to the last Tuesday of each month in order that our representative,Mr. Kim Rayner, will be able to attend.  Our August meeting will be Tuesday, the 31st, at 6:00 pm.

Resident concerns

Several resident concerns were brought up at the annual meeting. (Please read the minutes posted on the website).  Since our new management company will have the responsibility of enforcing the covenants and rules, it would be preferable if we were all following the rules when they begin their management in September.  These rules are only to protect property values, and to promote security and consideration of others.  Some of the major concerns are:

Carports - Nothing is allowed in carports except vehicles.  (Some of the new residents may not realize this).  Residents will be contacted, given a 30 day notice, and then fined $50 a day.  If items are not removed, the manager has the authority to remove and dispose of the items at the resident\'s expense.

Curb parking - Curb parking is not allowed.  We realize that party guests or a service vehicle might use curb parking for a short period of time, but residents are to use assigned parking spaces.  The curb as you enter the complex is NEVER to be used, even temporarily, as it is a danger to those entering and leaving the complex. 

Plantings - The covenants give guidelines for plantings in front of your unit - type and height of flowers.  Vegetable planting is only allowed in the rear of a unit.  No lawn ornaments are allowed in the flower beds.  Vines are not allowed on unit structures, and any damage resulting from a vine attached to the structure will be the owner\'s responsibility.  Except for trees, patio plantings should not be taller than the fence dividing the units, should never hang over into your neighbor\'s space without their consent and should be prined neatly. 

Pet droppings - This is still a problem.  Residents are asked to report incidences of pet owners failing to pick up after their pets.  These residents will be notified, then fined for any additional incident reported. 

Leasing - Owners of units are to report to the board or management company when their units are leased and to provide the names and contact informaion for security and financing purposes.  Owners are responsible for informing the renters of the rules and regulations and are responsible for paying any fines levied.

Termite inspections - Too many residents neglected to allow termite inspection when they were scheduled.  Any interior termite damage to these units will be the owner\'s responsibility to treat and repair.

Units for sale - Sellers, please make sure that buyers are informed of HOA versus resident responsibilities and all rules and covenants.  All information is found on the website.

Watering and TruGreen

TruGreen is in the complex this morning applying fertilizer and weed killer to the lawn.

 

As a follow up to the Annual Board Meeting on Friday I want to encourage all residents to water their new shrubs and plants.  We have plenty of hoses, soaker hoses and sprinklers.  Some water spigots are the regular kind you just turn on and some need keys.  We currently have two keys and have ordered two more.  You may need to borrow a key from another spigot when you want to water.
